Terms and Conditions for $1000 Guarantee

Guarantee Overview:

LTI Mortgage guarantees that if we cannot beat the builder’s lender on a legitimate, locked Loan Estimate, we will give the client a check for $1000. This guarantee applies under the following conditions:

Legitimate Loan Estimate:

The comparison must be based on a legitimate Loan Estimate provided by the competing lender.

The Loan Estimate must be locked in by the current lender.

Hybrid Agent Program Participation:

The client must be participating in our Hybrid Agent Program, where we represent the client in both the real estate and mortgage transactions.

A Buyer’s Representation Agreement must be signed with Michael Price and Gentec Realty Corporation.

The mortgage loan must be through LTI Mortgage.   Michael Price must be listed as the real estate agent and the loan officer unless the loan is transferred to another mortgage loan officer that is employed by LTI Mortgage.

Builder’s Incentives (New Homes):

If we are competing against the new home builder’s in-house or preferred lender, the builder must offer the client the exact same builder incentives they provide when using their in-house lender.

Seller’s Incentives (Pre-Existing Homes):

For pre-existing homes, the seller must provide the same closing cost incentives that would be offered if the client used the seller’s preferred lender.

Guarantee Payout:

If we cannot save the client $25,000, calculated as a monthly savings over 360 payments, the $1000 guarantee amount will be paid out over a 12-month period.

Acknowledgment and Agreement:

By signing below, I acknowledge that I have read, understood, and agree to the terms and conditions outlined above. I understand that this guarantee is only valid under the specified conditions and that any deviation from these conditions may void the guarantee.
